Compilation of Inventory

Home Inventories final inventory is produced using clear and unequivocal language with dated digital photography which accurately reflects the content and condition of a property prior to the commencement of a tenancy.

The report is prepared using pre-determined structured criteria of which both parties are appraised, ensuring that standards are set thus avoiding disputes and debates at the end of the tenancy. An e-mail version or hard copy of the report is supplied along with digital dated photographs.

Checking In Tenants and Reporting

On the day in which a tenancy begins a clerk will attend the property and meet with the new tenants. The inventory is checked and endorsed as correct by both the tenant and inventory representative by signing each page and any amendments agreed. Keys are handed over and meter readings recorded. The completed report is then held by the agent or inventory company.

Inspections Updating of Actions

 The managing agent or landlords can update the data base throughout the term of the tenancy with changes made to the property, inspection reports and recommendations, items removed or purchased and maintenance performed. This information is required at the checkout and is made readily available to update the inventory in preparation for the next occupants. The agent will be able to access and update this section of the inventory and the information provided to the landlord on the web, by e-mail or hard copy as required.

Checking out Tenants & Updating Inventory

 On the day of check out, a Home Inventories professional meets with the tenant or their representative at the property. A thorough assessment is made of the property against the original inventory and any recorded actions that have been taken throughout the tenancy. The content and condition is endorsed and signed on each page by both parties. Additional supporting photographs are taken and meter readings recorded and keys returned.

The annotation will include any changes that have occurred, these are assessed against the original description and responsibility for remedial works, damages dilapidations and fair wear and tear will be attributed.

Advisory Services

 Periodic Property Inspections and Reports

To ensure a property is being maintained, regular property inspection against the inventory should be carried out every three months. Landlords without a managing agent to provide this service often prefer to use a third party. Home Inventories have extensive experience in this field and will attend and carry out these inspections of the property and supply a structured reports setting out any issues as to the way in which the tenant is caring for the property and maintenance required or recommended.

New and Refurbished Property Snagging Advice

Your chosen letting agency will advise their landlords of what is required in a property to maximise the rental value. When purchasing a new property there is often snagging issues and fittings not completed or supplied by the vendor. If required we can attend and give advice on those areas which require attention prior to letting. Thus ensuring that a property, whether new or refurbished is set up to the standards which are expected.

 End of Tenancy advice on Cleaning and Condition

Outgoing tenants often require guidance on the preparation of the property required to return it in the same condition as which they accepted it at check in. This particularly is the case with regards to cleaning. Our use of structured criteria with regards to assessing the property at check out leaves the tenants in no doubt as to what they should have done… Advice before check out is a very useful method to direct the tenants away from costly post tenancy cleaning bills and other remedial works.
